How the Agency system worksIf you want to be represented by your own agent at no cost to you, all you have to do is call an agent BEFORE you look for a home. Most people have heard the phrase "if you cannot afford an attorney one will be appointed to you free of charge." It's like that but better. YOU can pick your real estate agent for FREE (any real estate agent) even if you can afford one as long as you pick one BEFORE you start looking at homes. The SELLER will pay the commission to YOUR agent. It is up to you if you want to be represented out of that commission. If you use the seller's agent they DO NOT represent you. They represent the seller and are the agent of the seller. If they show you the property first and you do want your own representation later, you will have to pay for it yourself. This goes double for New Built Homes. The builder pays the salesperson to show the models. If you walk past the sign on the door that says "IF YOU ARE BEING REPRESENTED BY A REALTOR THEY MUST ACCOMPANY YOU ON YOUR FIRST VISIT" you have just lost your representation for that builder in that community. Homes are a huge investment and some people spend more time shopping for a car that's worth $40,000 than on a home that is worth $400,000! Buyer's Agency is misunderstood but understanding it can save you thousands of dollars at NO COST TO YOU. Now is a great time to buy. Stop throwing money away paying rent. There is a reason landlords are rich. Owning your own property is the most secure way to accumulate wealth, plus you can get a tax write off on the interest from your mortgage, you can't do that when renting.
